Before Closing
- Rest easy. At Lytle Title it's all about you, and we will take care of just about everything behind the scenes. We only need you to take care of one or two things that only you can do.
- Let us know right away if one or both of you will not be able to attend closing or sign the necessary documents before closing. If you have an existing power of attorney, we need to review it before closing, and we must have the original at closing so we can record it. We can have powers of attorney prepared for you by Lytle Law if need be.
- We need payoff information on any loans secured by your house (1st, 2d, equity lines, etc.). These must be paid at closing, so please provide us with lender name, account name, loan number, and lender contact information. Many clients simply provide us with a copy of their most recent statement. You should make any payments due before closing. If you are behind on your loan payments, please let us know.
- Make sure we have good contact information for you. If you would like to subscribe to Transaction Point, our online tracking system, please email us.
- Please be aware that a surveyor will come to your house.
- If you are a corporate or limited liability company seller, we will need a Certificate of Good Standing and resolutions authorizing the sale of the property. If your property is owned by your trust, we may well need to review that instrument and/or have a Certificate of Authority. Lytle Law can help obtain and draft any of these instruments if necessary for a reasonable fee.
- We will need certified funds (cashier's check, wire or money order) at closing if you owe money. If you will be realizing funds at closing then your funds will be available within two business days of settlement (recordation of the deed).
- Please bring a photo ID to closing.
- Please make sure we have receipts for any work done to the house by contractors, and if we are paying bills, please make sure we have those bills before closing.
- Work closely with your agent. Settlement will be delayed if the termite and moisture inspection and any repairs are not timely performed, and we will need evidence prior to closing. If you are not represented by an agent: order your termite and moisture inspection, have repairs performed as early as possible, arrange with the buyers for the walk-through, and please bring your house keys to settlement or make transfer arrangements directly with the buyers.
- Make a note to cancel your homeowner's insurance after recordation of the deed.
